I work in German, Italian and English: in negotiation, in the contract and at the notary. I speak to buyers and sellers each in their own language, with no interpreter in between.

I'm an estate agent in Tuscany, handling villas, country houses and investment properties for international buyers and investors. In buyer advisory, I act exclusively for the buyer. I grew up in South Tyrol, native in German and Italian, and I work fluently in English.
I started in luxury hospitality in South Tyrol, across several roles, then in sales in Austria. Working with discerning guests and clients has shaped how I work ever since.
My valuations are based on actual transaction data from comparable properties in the region. Before any offer, a lawyer and a surveyor (geometra) check every property legally and technically. I coordinate that review.
I know the areas I work in first-hand. In my own time I'm out across Tuscany, including the parts that don't make the guidebooks.

The basis is transaction data from comparable properties, market observation and the condition on site. If a price doesn't match the market, I say so before marketing begins.
I understand both sides: how international buyers make decisions and how Italian sellers negotiate. That shortens the process.
