Sell Your Property in Italy

Selling a property in Italy begins with a clear understanding of its location, condition and position within the market. I assist owners of distinctive properties in Tuscany and selected regions of Italy with preparation, marketing and connecting with suitable buyers.

The Process

  1. 01

    Initial assessment

Every sale begins with a conversation about the property, its characteristics and your objectives. Together, we review the current situation and the steps ahead.

  2. 02

    Preparation and positioning

Every property has its own character and its own potential buyers. Location, architecture, condition and possible uses form the basis for an appropriate market position.

  3. 03

    Marketing and representation

The presentation and approach are adapted to the property and the market situation. I use digital channels, personal relationships and my international network to reach suitable buyers.

  4. 04

    From interest to completion

From initial enquiries to the notarial closing, I coordinate communication between owner, buyer and the professionals involved.

An international market

Many buyers of Italian property come from abroad.

Through my languages and local network, I connect properties with buyers in German-speaking markets and beyond.

Questions About Selling

How is the value of my property determined?

Through a proprietary assessment based on international standards. It takes into account the characteristics and location of the property, current demand and a realistic market position — with the aim of a price at which a sale can actually be achieved, without the property remaining on the market. Where comparable market data is not available for a property, a specialised property valuer is brought in.

How long does the sale process take?

The timeframe depends on several factors, including the property itself, its location, market position and buyer demand.

Does my property need to be publicly marketed?

The appropriate approach depends on the property and the individual situation. Depending on the circumstances, a public presentation or a more confidential approach to selected buyers may be suitable.

Who buys Italian properties?

The market is international. Many buyers come from Germany, Austria and Switzerland, depending on the property type, location and intended use.

What costs are involved in selling?

The brokerage fee is 4% plus VAT and is paid by the seller. Any additional costs are discussed before the beginning of the collaboration.
