Buying a property in Italy requires local knowledge, careful assessment and the coordination of several parties involved in the process. I guide international buyers through the purchase of properties in Tuscany and selected regions of Italy, from the initial search to completion.

    The process begins with a conversation about your plans, preferred location and intended use of the property. I search through my own portfolio, the open market and my network of trusted local contacts.

    Selection and review

    Suitable properties are assessed with regard to location, condition, documentation and other relevant aspects. Where technical, legal or tax matters arise, I work alongside the appropriate specialists.

    Purchase process

    I coordinate communication between buyer, seller and the professionals involved throughout the transaction up to the notarial closing.

  4. 04

    Completion

    Following the purchase decision, I continue to coordinate the final steps through to handover.

Questions About Buying Property in Italy

How does the acquisition process begin?

Every acquisition begins with a conversation about your objectives, preferred location, intended use of the property and expected timeframe. These elements form the basis of the acquisition strategy and the subsequent property search.

Do you also consider properties that are not publicly listed?

Yes. Depending on the assignment, the search may include publicly available listings as well as opportunities identified through local contacts, professional relationships and direct owner connections.

Can you assist with historic estates or more complex acquisitions?

Yes. Properties involving agricultural land, historic buildings or more complex ownership structures often require additional legal, technical or tax-related coordination. Where necessary, the appropriate specialists are involved throughout the process.

Which professionals are typically involved?

Depending on the property and the circumstances, the acquisition may involve lawyers, surveyors, tax advisers, notaries and other specialists. Each is responsible for their respective area of expertise, while I coordinate the overall process.

How does the buying process work in Italy?

Three steps: first the Proposta d'acquisto, a written offer that already binds the buyer. Then the Compromesso, the binding preliminary contract with a deposit of usually around 10 percent. Finally the Rogito, the notarial deed transferring ownership. From offer to deed is usually three to six months.

What additional costs are involved?

Registration tax on a private purchase: 9% for a second home, 2% for a primary residence, calculated on the cadastral value. Plus €50 each for mortgage and cadastral tax. Agency commission: 4% plus VAT.

Can international buyers purchase property in Italy?

Yes. EU citizens are treated like Italians and buy without restriction. For non-EU nationals (US, Switzerland, UK), the principle of reciprocity applies, which most countries satisfy. You will need a Codice Fiscale, the Italian tax number, obtained before the purchase, from an Italian consulate or the local tax office (Agenzia delle Entrate).
