Designer Villa with Infinity Pool

The rooms

The villa stands alone on the crest of the hill, south-facing on both floors. It is glazed floor to ceiling along its full width, planned so that the view from every room extends across the open hills of the Val d'Era to Volterra. Solar-control glass keeps the rooms from overheating in summer, and a perforated brick wall in the Tuscan manner stands to one side.

The ground floor is a single open space, shared by the steel kitchen, the living area with its rotating Focus suspended fireplace and the dining area under exposed oak beams. The 26-square-metre covered loggia opens off the living space through glass doors, and the same travertine runs on outside without a threshold.

A freestanding steel spiral staircase leads to the upper floor, where oak takes over from travertine. The whole upper floor is currently arranged as a master suite, with a fireplace in the bedroom, a freestanding bath by the glazed wall, a walk-in dressing room and a bathroom. To the east it opens onto a 50-square-metre terrace with a fully glazed Finnish sauna.

A further bathroom is on the ground floor. If required, a second bedroom on the ground floor and a third upstairs are added before handover, included in the purchase price. On request, the studio that designed the villa's interiors will design these two rooms as well. Renderings on request.

The villa is comfortable to live in year round. Underfloor heating and cooling run on both floors from a heat pump; it was built as a Nearly Zero Energy Building and rated in class A3. The pre-installed photovoltaic system raises this to A4, the highest class, once connected.

The villa is handed over furnished, with furnishings and fittings included in the purchase price. The ten-year structural warranty has run since completion in 2023 and so continues to 2033.

Garden & pool

The heated infinity pool measures 12 by 5 metres and sits one level below the living floor, so that its edge, seen from inside, meets the horizon. A cypress avenue leads to the villa, a carport for three cars stands at the entrance, and the remaining grounds are laid out with olive trees and Mediterranean planting. The villa draws water from the municipal supply and from a private well.

The location

Montaione lies west of Florence and is ten minutes away, the last kilometre to the villa on a well-kept gravel road. Shops, a pharmacy and everyday services are in the town, and the surrounding hills are ochre in summer and green from autumn to spring.

Volterra is 30 minutes away, San Gimignano and Pisa airport 40 each, Florence 75, and the Castelfalfi golf resort a few minutes.
