The rooms
The main house comprises an older part dating from around 1800 and an extension built in the 1980s. On the ground floor, an entrance with a stone arch opens to the living room with its fireplace, a separate dining room and the kitchen with original terracotta floors. A staircase with a handmade wrought-iron balustrade climbs to the bedrooms, the bathroom and a loggia looking out over the valley. In the outbuilding, a room above a storage cellar serves today as a studio and could work as an office or a hobby room. The roof terrace sits directly above it and opens on every side. The villa is habitable as it stands and leaves room for renovation according to the buyer's own plans. The buildings are authorised and in planning and cadastral order.
Garden & pool
South-west of the house lies the pool, 10 by 5 metres, fenced and accessed through a lockable garden gate. Alongside it are a pergola, a covered seating area and a barbecue area, and sixty olive trees stand on the grounds. Access is by a double driveway with covered parking and a garage within the main building. The outbuilding has its own entrance and, with water and electricity, can be used as a guest house or storage space.
The location
Ciggiano lies quietly in the municipality of Civitella in Val di Chiana. Arezzo is twenty minutes away, Cortona twenty-five and Florence an hour.
